Walkthrough of “Create a lease draft”

  1. Open Organization → Locations, select the location, and open Leases.
  2. Click Add Lease or New Lease, depending on the view. Enter a name if the creation dialog appears.
  3. In the editor, set Lease Name, Type, and Square Footage under Basic Information.
  4. Click Save Draft while required activation details are incomplete.
  5. Return to the location’s Leases list to continue the draft later.

A location with an active lease cannot receive another new lease. Deactivate the existing lease when it is appropriate to replace it.

Saving a draft is different from activating it. When the activation requirements are complete, the draft’s save action becomes Save & Activate. Review that button before saving.

  1. Open an existing lease and click Edit Lease, or open its draft.
  2. Update its name, lease type, and square footage.
  3. Enter property details such as County, Sprinkler System, Alarm System, BPP Value, Year Built, and Construction Type.
  4. Save your changes and review the Property tab.

Type options are Ground, Gross, Modified Gross, N, NN, NNN, and Unsure. Record the type stated in your agreement. BPP means Business Personal Property.


Use Save Draft for an incomplete draft, Save & Activate for a draft ready to become active, or Save for edits to an existing lease. Cancel restores the last saved lease fields. If you navigate away with unsaved edits, choose whether to stay or leave without saving.

Document uploads and deletions have their own immediate actions; canceling lease field edits does not undo them.

  1. Open the lease editor and find Contacts.
  2. Click Add Contact.
  3. Choose Party Type and enter the contact’s Name. Add company, title, email, work/mobile phone, and address as needed.
  4. Use Note for additional contact details.
  5. Save the lease, then check its Contacts tab.

Party types include Landlord, Tenant, Guarantor, Broker, Property Manager, and Other. Each contact is a separate entry; use Company Name to identify the organization they represent.

To change a contact, edit its fields and save the lease. To remove one, use Delete on that contact card and save. An active lease must retain at least one Landlord contact.

  1. Open the lease editor and find Lease Terms.
  2. Click Add Initial Term and enter its start and end dates.
  3. Click Add Option for a renewal period. Its start follows the previous term’s end; choose a year length or Custom end date.
  4. Set Renewal Notice Start Date and Renewal Deadline using days-before-end presets or custom dates.
  5. Review each term’s status and save the lease.

Use Option for an available renewal, Exercised for a term you have taken, and Declined for an option you will not use. In a draft, dates that have already started determine exercised status; a current term may display Active. On an active lease, update option status explicitly when the decision is made.

Terms cannot overlap. Changing a term’s end also moves the next option’s start. Review the renewal dates and rent schedules after date changes.

To remove an incorrect term or option, open its ⋮ menu, choose Delete, confirm, and save. An active lease must still have an exercised term.

  1. In the lease editor, find Rent Schedules and click Add Schedule.
  2. Select Type: Base Rent, CAM, Tax, Insurance, or Other.
  3. Enter the monthly Amount, optional Due Day (1–31), and Submission Method such as ACH or mail.
  4. Enter start and end dates within the lease’s term dates.
  5. Use ⋮ → Add Note for payment instructions, then save the lease.

Create separate rows for charges that have different types or date ranges. Edit the row to correct a schedule. To remove one, use ⋮ → Delete, confirm, and save. An active lease must retain at least one rent schedule.

Walkthrough of “Generate rent increases”

  1. Start with a schedule that has an amount and valid dates, and enter the lease terms first.
  2. Open that schedule’s ⋮ → Auto Add menu.
  3. Choose Same amount of Rent, Increase by Percentage, or Increase by Flat Amount. Enter the increase when needed.
  4. Choose Once for one additional schedule, or Recurring and specify the interval in months or years.
  5. Set an optional early end, then click Add Schedules.
  6. Review every generated date and amount before saving the lease.

Auto Add uses the selected row as its starting point. Percentage increases compound from the previous generated amount; flat increases add the chosen amount each time. Generating rows updates the editor; save the lease to persist them.

Walkthrough of “Manage critical clauses”

  1. Open the lease editor and find Critical Sections.
  2. Click Add Section and enter a Section Name.
  3. Use Description to enter the relevant language or a short summary, including the source document and section reference where useful.
  4. Save the lease and check Critical Clauses in its Details tab.

To revise a clause, edit its section name or description and save. Use Delete on the section card to remove it, then save. These summaries help teammates find information; retain the source agreement in Lease Documents.
